Cabaña Rental Policies

Cabaña Rental Policie

Please read this page very carefully before sending your request to book the Cabaña for a party.

  • You may rent the Cabaña on Saturday or Sunday (only one party per weekend) for a 6-hour window of time;

  • The 6-hour window may be scheduled between 10:00 a.m. and 9:00 p.m. on Saturdays and between 12:00 p.m. and 9:00 p.m. on Sundays;

  • If you wish to rent the Cabaña during the week, the hours are from 5:00 p.m. until 9:00 p.m.;

  • Your chosen 6-hour window of time includes set-up and clean-up after the party;

  • Please make sure to take down all signs and balloons and take out the garbage;

  • Your guests must be off the property at the end of the 6-hour window or your deposit check will not be returned;

  • No amplified music allowed in the Cabaña at any time;

  • No one is allowed in the second floor loft, especially children;

  • Rental of the Cabaña does include the picnic tables.

  • However, the rental does not include the swimming pool  If you allow your guests to swim in the pool you will be in violation of the Cabaña Agreement, your party will be shut down, your security check will not be returned.  You will be notified by letter to appear at the next regularly scheduled Board Meeting.  At this meeting, the Board will decide if you will also be subject to a revocation of your right to rent the Cabaña in the future and/or you will be subject to a reimbursable fine for the cost of our security company to come out to shut your party down.

  • No alcoholic beverages allowed in the Cabaña.

  • You are responsible for the actions of your guests at all times.

  • Reservation Procedures

    Procedure for Booking the Cabaña

    To make a reservation for the Cabaña please do the following:

  • Read all of the information about the 1-day Event Policy on the Insurance Rental tab below;

  • Check the Calendar to make sure the date you want is available;

  • Fill out the Reservation Request Form below and submit;

  • You will receive an e-mail acknowledging your reservation request;

  • Obtain your 1-day Event Policy liability insurance in the amount of $1,000,000.00 naming Las Brisas as an additional insured and e-mail this to Event Policy as soon as possible;

  • If another person requests a reservation the same day as you and their Event Policy is sent before yours, the reservation will be made in their name;

  • When your copy of the Event Policy arrives, you will receive another confirmation that the your requested date is noted on the Calendar.  Attached will be two PDF documents.

  • Print 2 copies of the Door Signs.pdf, fill them out with the proper times and post on the doors twenty-four (24) hours in advance of your party.  Print 2 copies of the Cabaña Rental Agreement, fill out the 2 copies with the correct date and time and bring them with you on the day of the event;

  • Bring a check for $300.00 made out to Las Brisas Association;

  • Bring $30.00 for cleaning fee;

  • Bring $20.00 cash for the rental fee.
  • To make a reservation for the Cabaña, please e-mail Las Brisas.   Please provide the following information or otherwise a reservation will not be made:

  • Name
  • Unit Number
  • Date of Event
  • Starting Time (6-hour window) and Ending Time

  • One Day Event Insurance Policy

    As of January 1, 2010 the CC&R’s require that residents provide proof of insurance before renting the Cabaña.  Below is a quote from the CC&R’s:

    "Member shall furnish Las Brisas Association (“Association”) a policy of liability insurance in the minimum sum of $1,000,000, in form satisfactory to Association, and naming Association as an additional insured for the period of use referred to in Paragraph 1 of this Agreement.  Said insurance shall provide that member’s insurance is primary to that of the Association.  The Cabaña shall not be available to Member or Member’s agents until proper evidence of such insurance has been furnished to Association."

    If residents cannot provide this proof of insurance at the time of the rental, they cannot rent the Cabaña.

    This means that you must call your Insurance Agent to obtain a rider on your insurance policy for liability in the amount of $1,000,000.00 naming Las Brisas an additional insured as stated above.  This is very easy to do and can be added as a rider for one day or until your policy expires.

    If your insurance agent cannot help you with this, contact Chris Robinson at (408) 626-7800, and tell him that I referred you.  Make sure to tell Chris that it is a private event by invitation only.  This will ensure the cheapest price on the event policy.


    Key Cards

    Each homeowner or tenant should have an entry key card programmed into the panel that unlocks the Cabaña doors. 

    If you do not have a Key Card, please contact The Masters Group for an appointment.  Please include your Name, Unit Number and Phone Number.  You will be contacted Friday evening with an appointment time Saturday morning.

    * Please fill out the appropriate form, sign it, make a a copy with your drivers license on it and bring it with you when pick up your card.

    Cabana KeyCard - Owners

    Cabana Key Cards - Renters

    Please do not give this key card to anyone.  If there is any damage to the walls, doors, windows, kitchen appliances, bathroom fixtures, carpet, furniture, television, remote control, pictures, pool table or equipment, ping pong table, exercise equipment, etc., caused during the time when the homeowner’s code is used, the homeowner will be assessed the cost of repairs for this damage.


    Pool Room Equipment

    The pool table, balls. cues and ping pong equipment are available for all events upon request.  The equipment must be returned in the same condition as when given to you for your use or you will be assessed a replacement fee to be determined by the Board of Directors.


    Television and Remote

    The television in the Cabaña is provided for the enjoyment of all events upon request.  The remote must be returned in the same condition as when given to you for your use or you will be assessed a replacement fee to be determined by the Board of Directors.


    Exercise Room

    The exercise equipment in the Cabaña is provided for the enjoyment of all residents of Las Brisas. Please be careful with the equipment so as not to cause any damage.

  • If you are listening to music in the Weight Room, you must use headphones at all times.
  • Use of all exercise equipment is at your own risk.

  • Do not remove the pins from the exercise equipment.

  • Report any damage to the equipment to The Masters Group at 408-445-4455.

  • Do not adjust the thermometer.
  • Do not use the equipment in wet clothes.
  • REMINDER:  Children under the age of eighteen (18) are not permitted in the Cabaña unless accompanied by an adult.

    Some residents prefer to have the Cabaña completely closed during their rental periods.  Signs announcing the rental of the Cabaña will be posted 24 hours in advance of the rental date.  These signs state that the option to have a private party is the choice of the host.  Please be courteous and ask the host if you can use the exercise room and respect their wishes if the host would prefer that you not use the exercise room.

    If there is a scheduled party in the Cabaña, please ask the host if you may use the Exercise Room. If the host prefers to have a private party, please respect the host's wishes and come back at another time.


    Saunas

    Please use no more than one (1) 8 ounce cup of water on the stone for sauna use.

    Using more water than the recommended amount causes damage to the sauna and flooring.

    Continued misuse of the saunas will result in the Association closing the saunas.
